Home Buyer Survey

I use the 'Skyline Home Buyer Survey' to provide my clients with the most comprehensive and detailed level two survey reports currently available in the industry. The Home Buyer Survey is recognised by the Residential Property Surveyors Association (RPSA) and the Royal Institution of Chartered Surveyors (RICS).

My Home Buyer Survey is classed as a Level Two Home Survey:

  • It is similar to the RICS Homebuyer Report but includes more information that my clients value.

  • It includes photographs to make it easier to understand and highlights issues to follow up on before purchase. 

  • Each element will receive a condition rating of either 1 (Green), 2 (Amber), 3 (Red) or HS Health & Safety (Red)

  • The Home Buyer Survey report is presented in plain English, jargon-free and is easy to understand.

  • The report will also include information on any defects that are discovered and how to go about getting them fixed.

  • It flags up any legal questions your conveyancer should check for you.

  • My home survey reports do not include a market valuation for the property.

The Home Buyer Survey report is typically over 90 pages in length and contains sufficient photographs embedded into the report to illustrate the condition of the various elements and highlight defects.

Depending on the size and complexity of the property, the on-site inspection will take anything between 2 and 4 hours to carry out, perhaps more on a larger property. I will inspect and report on the following areas and services:

  • Building condition and defects

  • structural movement

  • damp, rot, and woodworm

  • heating, drains, and electrical services

 

Solicitors are generally unable to visit a property on your behalf. However, whilst carrying out the Home Buyer Survey, I act as the ‘eyes and ears’ of the conveyancer.

  • I will look at any nearby trees, invasive plants, locations of boundary fences, extensions and alterations to the property and where we suspect a possible legal issue might exist, I will flag this for the attention of your solicitor.

  • This can include clarifying that an extension has the correct building permissions, permission to access adjoining land to carry out essential maintenance or indeed any other aspect that could prove to be a problem.

  • It is better to be aware of these problems now, before you have committed to buy, instead of finding out once you have moved in, that the extension at the rear was built without proper approvals.

 

The completed report will take up to 5 working days to produce and be emailed to you in PDF file format.
